In the first quarter of this year, apartment prices on the secondary market saw the highest increase in Warsaw, rising by 3.6%. The average price per square meter exceeded PLN 15,000. Conversely, prices decreased in Wrocław and Gdańsk by 3.5% and 1.6%, respectively. According to the Barometer Metrohouse and Credipass, Kraków and Łódź experienced slight increases in transaction prices. Kraków was noted as the most conservative city regarding price negotiations, with prices typically dropping by 0.5% during exposure in the market. Gdańsk's property owners tend to overvalue their homes, leading to an 8.8% reduction in expectations during sales negotiations.
The experts anticipate increased market activity in the second quarter, potentially driven by clearer terms for the new mortgage subsidy program.
