Apartments prices in Warsaw and Krakow fall

In February 2025, housing prices in Warsaw and Kraków recorded their first annual decline in three years. However, across Poland’s six largest cities, prices rose by 0.2% compared to January, marking the first increase in over six months, according to the Polish Economic Institute (PIE).
The average price per square meter in Warsaw and Kraków reached PLN 15,400. Despite some monthly growth, the annual price increase across all city size groups remains around 5%, with major cities seeing a 3.4% rise, similar to price levels in April 2024. The market continues to stabilize, with only moderate fluctuations.
