Demand for housing loans in April increased by 16.7% y/y

In April 2025, demand for housing loans in Poland rose by 16.7% y/y, with the number of loan applications increasing by 10.2%, according to data from BIK. A total of 35,640 people applied for a mortgage, compared to 32,340 a year earlier. However, compared to March 2025, the number of applicants dropped by 3.5%, partly due to the late Easter holidays and the May long weekend.
The average loan amount was PLN 458,100—up 5.9% y/y but down slightly (0.4%) month-on-month. BIK notes that growing interest in mortgages is driven by expectations of interest rate cuts and falling property prices, especially in the secondary market. A rate cut could significantly boost demand.
