Flow in New Centre of Łódź gains momentum

Archicom, a nationwide developer and part of Echo Group, is carrying out Flow—one of the largest and most significant residential projects in the region—in the heart of the New Centre of Łódź. The first building of the complex has just been topped out, while the second stage is nearing completion of its structural shell. The third stage will begin construction in October this year. Completion of the entire Flow project is scheduled for late 2028 or early 2029.
Flow is among the key residential projects currently under development in Łódź. The investment spans a two-hectare site between Łódź Fabryczna railway station and the EC1 cultural-science complex, ultimately encompassing five buildings with 1,250 apartments. The first stage delivers more than 7,000 sqm of usable space, including 186 apartments and 6 ground-floor commercial units for restaurants, cafés, and services, with completion expected by the end of 2025. The second stage, already under advanced construction, will offer 314 apartments ranging from 30 to 90 sqm, 66% of which are two- to four-room flats. The 11-story building (including two underground levels) will provide nearly 15,000 sqm of residential and service space. A topping-out ceremony is planned for September/October 2025. The third stage (Building B4), starting in October, will feature 196 apartments and 10 commercial units across 8,600 sqm. Two additional buildings are still in the design phase.
Construction on both the first and second stages is proceeding according to schedule. “Flow is not only an ambitious residential project but also an important element of the ongoing transformation of the New Centre of Łódź,” says Maciej Spież, Project Manager at Archicom.
The design of the first building draws inspiration from railway infrastructure, with steel arcades reminiscent of old train stations. The second building will feature diverse façades, a green courtyard for leisure and events, and urban-style detailing. The Flow development will be car-free, incorporating green spaces, pocket parks, outdoor gyms, playgrounds, community gardens, and cultural amenities.
Completion of the entire investment is planned for December 2028.
