Green lease agreements, which include ESG-related clauses, are gaining popularity in Poland’s warehouse sector, offering environmental and financial benefits for both parties. According to the “Green Logistics” report by CBRE and DHL Supply Chain, these contracts help reduce the environmental impact of logistics properties while boosting long-term value.

Tenants benefit from lower utility costs, a smaller carbon footprint, and easier ESG compliance. Landlords can increase asset value, attract reputable tenants, and improve financial stability.

Typical clauses include commitments to energy efficiency, use of renewables, water conservation, waste recycling, and sustainable transport options.

“Many leases still lack measurable KPIs, which are crucial to track real impact. Without them, green clauses remain more image-driven than enforceable,” Joanna Mroczek, Head of Strategic Advisory at CBRE, said.

She suggested including penalties for non-compliance to ensure meaningful implementation and stronger results.
