The rise in housing prices in most cities has halted, with the most significant increases observed in Warsaw, where the average cost per square meter of a new apartment exceeded PLN 17,000. Otodom reports that in April, the sale of new apartments in the seven largest markets in Poland reached 3,700 units, down 4% m/m and 15% y/y. Developers offered 9% fewer apartments than in March but 13% more than a year ago.
The high level of supply has influenced the slowdown in price growth. In most cities, price increases for new apartments did not exceed 1% m/m.
Despite this, there is little indication that housing prices will drop significantly in the upcoming quarters. Market analyst Marcin Krasoń notes that the market is adjusting to changing technical conditions and demand, which may keep prices steady.
