PIE: real estate prices stabilizing, especially in Krakow and Warsaw

n February 2025, average housing prices in Poland’s six largest cities (Warsaw, Kraków, Gdańsk, Łódź, Poznań, and Wrocław) increased by 3.4% y/y and 0.2% month-over-month, according to the Polish Economic Institute (PIE). Despite this, prices remain similar to April 2024 levels.
The average price per square meter in Poland was PLN 11,800, while in the six major cities, it reached PLN 15,400. In cities under 100,000 residents, prices rose 2.2%, while in cities with 100,000–500,000 residents, prices fell 0.5% monthly.
For the first time in three years, prices in Warsaw and Kraków declined by 0.3% and 3.3% y/y, respectively. PIE analysts predict stable or slightly declining housing prices in the coming months.
