Retail supply hits multi-year low, retail parks drive future growth

In Q1 2025, Poland’s retail market saw its lowest new supply in years, with just 40,500 sq m delivered—three new retail parks and two expansions—all in towns under 100,000 residents. Openings included M Park in Mrągowo and Brzeziny, and OTO Park in Żagań. Aniołów Park in Częstochowa and N Park in Tarnobrzeg were expanded. Despite the low volume, over 500,000 sq m of space is now under construction—78% of it in retail park format—marking the highest pipeline in two years.

Five brands debuted, including Guess Jeans, Armağan, and Foodex. Krakowski Kredens returned to physical retail. Meanwhile, older centers like Galeria Bemowo face closure. In contrast, developers are planning Wilanów Park and Góraszka near Warsaw. Adaptive reuse is gaining ground: Apsys will revitalize Gdańsk’s Hala Targowa, and a new food hall opened in Poznań’s Stary Browar. Consolidations continue, with XXXLutz acquiring all of BRW and CCC reshaping eobuwie.pl.
