In the fourth quarter of 2024, a trend of price stabilization or adjustment was observed in Polish regional cities. This shift was particularly evident in the secondary housing market, where prices for one- and two-room apartments saw more stabilizations than increases.

For one-room apartments, fewer cities experienced rising prices, with Wrocław, Rzeszów, Opole, and Bydgoszcz seeing minor increases. In contrast, cities like Białystok, Gdańsk, and Warsaw saw price reductions of 1-4%. Two-room apartments showed similar trends, with stable prices in cities like Kraków, Poznań, and Kielce, while Warsaw and Gdańsk saw declines of 2-3%.

The market is gradually adjusting to slower demand, with fewer listings featuring unrealistic prices. Despite price corrections, year-on-year figures still show a 3-13% increase in property prices.
