According to JLL’s report "GRUNTowne spojrzenie na rynek nieruchomości", around 1.1 million m² of commercial space in Poland—mostly office and retail—has been repurposed for residential use. Office buildings contributed 733,000 m², and retail/service spaces over 345,000 m². Limited land availability in major cities is pushing developers to convert or demolish existing structures to build housing.

Over 485,000 m² of offices, malls, and cinemas have already been or are about to be demolished, with many other projects (totaling 556,000 m²) at the planning stage. Notably, former cinemas in Warsaw and Poznań will be transformed into large residential complexes. These changes could yield up to 370,000 m² of additional usable residential area, offering significant expansion opportunities for developers.
