Office market stabilizes

According to the Polish Chamber of Commercial Real Estate (PINK), total modern office space in eight major cities (excluding Warsaw) reached 6.77 million sq m. Kraków, Wrocław, and the Tri-City remain market leaders. Only one new building, Dymka188 in Poznań (2,400 sq m), was delivered.
Vacancy dropped to 17.5%, with 1.18 million sq m available for immediate lease—down 0.3 percentage points year-on-year and quarter-on-quarter. Lease activity totaled 177,000 sq m, 20% less than the previous quarter but up 27% year-on-year.
Renewals dominated (48%), followed by new leases (43%), expansions (8%), and owner-occupied space (1%). Kraków, Wrocław, and the Tri-City saw the most activity. Notable deals included lease renewals by unnamed business service tenants in Wrocław’s Business Garden and AXA XL’s extension and expansion in the Pegaz building.
