In 2020, nearly 60,300 sqm of modern office spacewas delivered to the Tri-city market. It is 1.5 percent less than in the previous year. This places the agglomeration in the third position among the regions in terms of new office supply. Thus, the total supply of office space has reached 888,600 sqm. In the coming years, we can expect further increases and exceeding the limit of 1 million sqm – Colliers experts forecast.
Such a favorable supply result was determined by the very good second and third quarter of 2020, when the construction of, among others, Olivia Prime B (25,000 sqm) – the next stage of Olivia Business Center and Wave A (23,600 sqm), developed by Skanska.
“The Covid-19 pandemic has not stopped developers' activity. Under construction, there are 132,200 sqm of new office space. In 2021, we expect the commissioning of several important projects for the Tri-City, including the largest office investment in the history of Gdynia, i.e. 3T Office Park (38,200 sqm), developed by SGPM. It is also an important year for the development of the post-shipyard area and the Young City area, where the C300 building is being built, the next stage of the Centrala office complex developed by the developer Inopa (nearly 14,000 sqm) and the first stage of Palio – an office investment carried out by Cavatina (approx. 16,000 sqm),” Błażej Kucharski, Colliers Regional Director in the Tri-City, said.
There are also under construction: Format in Oliwa (almost 16,000 sqm) and the second stage of the Officyna project in Wrzeszcz (7,300 sqm) developed by Torus, as well as the Gato building developed by developer Hossa (10,000 sqm) and the first stage of Airport City – the Alpha building (8,500 sqm).
“Such a high supply dynamics should bring an increase in relocation in 2021, resulting from more competitive offers and the need to modernize the space by tenants who will adapt it to hybrid work. The office changes its traditional character and will become, to a greater extent, a place for meetings, cooperation and exchange of ideas, rather than a classic space creating a standard workplace,” Błażej Kucharski added.
