According to Cushman & Wakefield, Poland’s new office supply is at its lowest since 2011, with only 88,000 sqm delivered in H1 2025, mostly in Warsaw. Total new supply for the year is expected to reach 210,000 sqm, with just 100,000 sqm forecast for 2026. A meaningful rebound in office construction is anticipated only after 2027. Currently, 325,000 sqm is under construction—135,000 sqm in Warsaw and 190,000 sqm in regional cities.

Tenant activity in Warsaw reached 301,000 sqm in H1, down 5% y/y, with renegotiations (43%) slightly exceeding new leases (40%). Regional markets saw 387,000 sqm leased, up 37% y/y, driven by Kraków. Poland’s average vacancy rate stood at 14.2%, while Warsaw prime rents ranged from €24–27/sqm.
