Mennica Towers Refinanced at €160 Million
A consortium of BNP Paribas Bank Polska S.A. and Bank Pekao S.A. has granted an investment loan to refinance Mennica Towers – one of the most prestigious Class A+ office complexes in Poland. The total transaction value is €160 million, confirming the strong market position of the building and the attractiveness of top-quality office assets in the Warsaw market. Following the refinancing, Mennica Polska has become the 100% owner of the Mennica Towers complex.
Mennica Towers is one of the most recognizable and technologically advanced office complexes in Warsaw. The development is fully leased to renowned tenants – the Eastern Tower is the headquarters of mBank, while the entire Western Tower is occupied by WeWork. The structure, based on long-term agreements with institutional tenants, ensures the building's high income stability and strengthens its qualification for sustainable financing. The complex stands out on the market for its highest sustainability standards. It holds a BREEAM certificate at the highest "Outstanding" level – one of the first office buildings in Poland. Thanks to its top environmental standards, the building meets the criteria for financing under the green loan formula, which is increasingly used in financing modern, energy-efficient office assets. The building is equipped with advanced building management systems (BMS), a double-skin façade, solutions that reduce energy and water consumption, electric vehicle charging stations, and extensive bicycle infrastructure, placing it among the most environmentally advanced office buildings in Europe.
"Mennica Towers is a project of which we are exceptionally proud – both as the owner and as a company with a centuries-old tradition. For us, the refinancing of €160 million is unequivocal confirmation of the building's market value and its exceptional position among the best office assets in Poland. Today, this complex is not only a prestigious business address in the heart of modern Wola, but also a living symbol of the market's appreciation for the highest quality – architectural, environmental, and operational." We are confident that Mennica Towers will experience many more years of dynamic growth," says Katarzyna Budnicka-Filipiuk, President of the Management Board of Mennica Polska S.A.
"The refinancing is also the result of the professional and effective collaboration of the many teams involved in the project, both at Mennica and at the banks cooperating with us, which form the consortium," emphasizes Andrzej Stefaniuk, Controlling Director and Deputy Chief Financial Officer at Mennica Polska S.A., coordinating the refinancing process on the borrower's side.
"Mennica Towers is a mature project with an established market position, meeting the criteria for long-term investment financing. Bank Pekao's participation in the consortium confirms our experience in executing complex real estate transactions and effective collaboration within a syndicated framework," emphasizes Dieter Lobnig, Director of the Investment Banking and Real Estate Financing Department at Bank Pekao S.A.
"The financing of the Mennica Towers project is fully aligned with BNP Paribas Bank Polska's commercial real estate policy – it is a unique building that meets the highest quality and environmental standards – precisely the type of projects we want to finance. Acting as an Agent in such a complex process is both a sign of great trust for BNP Paribas, for which we sincerely thank them, and a confirmation of our competence in executing complex transactions and providing clients with tailored solutions. We congratulate Mennica Polska on the finalization of this transaction and on owning such a unique asset, whose quality and standard impress," noted Marek Kowalski, Director of the Structured Finance and Real Estate Department at BNP Paribas Bank Polska.
Mennica Towers is one of the most recognizable and technologically advanced office complexes in Warsaw. Located in the heart of modern Wola, at the intersection of Prosta and Żelazna streets, it symbolizes the transformation of this part of the city into a modern business center for the capital.
The complex was completed in 2019-2020. The East Tower (140 m) and the West Tower (43 m) form a cohesive architectural composition, where the elegance of glass facades combines with an open, welcoming urban space. A monumental, twelve-meter lobby, the use of top-quality finishing materials, and striking details—such as the glass facades with soft lines and illuminated entrance areas—give the complex a unique character and class.
