Projected apartment sales in ‘24 in largest market in Poland may be 38,000 units
In 2024, Poland's largest housing markets are expected to sell approximately 38,000 units, according to Katarzyna Kuniewicz from Otodom Analytics. This marks a challenging year for developers, despite efforts to boost sales with promotions and discounts, which have yielded limited results. Housing supply reached 53,000 units, with the first and last quarters showing comparable sales, though driven by different buyer groups.
Monthly sales averaged 3,200-3,300 units in recent months, mainly from buyers with financial stability and more choices. Oversupply in some areas may lead to market consolidation or land sales. Prices are stabilizing, with slight increases expected in Q4. A Kantar survey indicates that 68% of users anticipate rising housing prices in 2025.
