Poland’s retail property market remains strong in 2025, driven by retail parks, convenience centers, and modernization of existing malls. Over the past five years, 1.6 million m² of new space came from parks and convenience formats, compared to 530,000 m² in traditional malls. Currently, 560,000 m² is under construction—87% retail parks. Consumer demand shifts focus to quality and tailored offerings. Retail parks increasingly feature services, gastronomy, and fashion, attracting brands previously limited to malls. Modernized malls also expand food, entertainment, and non-food discount stores.

The sector is regaining investor interest, with anticipated large-scale transactions (up to €100 million) and new players from CEE and Poland expected to enter the market, boosting further development.
