Shopping malls falling victim to restructuring of commercial map
Poland is undergoing a major transformation of its retail landscape, as shopping malls that once served as social and commercial hubs are being closed and demolished. Many older centers can no longer compete with e-commerce and rising operating costs, leading to a wave of redevelopment.
In cities like Warsaw, Poznań, and Wrocław, former malls are being replaced mainly with large residential projects, often adding hundreds or even thousands of new apartments. Developers are also introducing mixed-use spaces with services, offices, and public areas.
This shift reflects broader changes in consumer behavior and urban needs. While malls once symbolized modern lifestyles, their role is fading. The redevelopment trend is expected to continue, reshaping Polish cities and accelerating the move toward housing-focused urban development.
