Warsaw warehouse market shifts

Despite economic headwinds, Warsaw’s warehouse sector remains robust, driven by strong last-mile logistics demand, proximity to a major consumer base, and solid transport links, according to Avison Young.
Both city-based (Warsaw I) and suburban (Warsaw II) zones continue to grow. While Warsaw I offers fast delivery and labor access, Warsaw II provides scalability for manufacturing and distribution.
Vacancy is rising, particularly in large-format warehouses, as the market enters a phase of speculative oversupply. Still, demand for small units (up to 1,500 sq m) is booming, fueled by D2C brands in fashion, cosmetics, and electronics.
Developers are responding with flexible lease terms, rent-free periods, and creative incentives like service charge waivers.
Green logistics and subleasing—especially among 3PLs—are on the rise. Tenant decisions increasingly hinge on public transport access and sustainability features such as solar panels.
