Micro-apartments and aparthotels face changes with new government bill
A draft government bill could fundamentally reshape Poland’s condohotel, aparthotel, and micro-apartment markets by giving municipalities decisive control over whether individual units in collective accommodation buildings can be separated and sold as private property. Under the proposal published on 15 January 2026 by the Polish government, such separation would be allowed only if explicitly approved by a municipal council and if units meet standards for residential or commercial premises. While the law does not ban condohotels or micro-apartments outright, it may effectively block their core investment model for new projects.
Existing buildings and projects with permits issued before 1 January 2027 are exempt. The changes would decentralize decision-making, disrupt dispersed ownership models, and significantly curb future development in these segments.
