New apartments constructed in Warsaw and Poznan are the most expensive
Average prices of new apartments in Poland remain stable in most cities, except for Warsaw and Poznań, where they continue to rise. This increase is not due to widespread price hikes by developers, but rather changes in the structure of available listings, as cheaper units are disappearing and being replaced by more expensive ones.
In Warsaw, the average price per square meter rose by 8% over the past four months, reaching about PLN 19,700 in March 2026. In Poznań, prices increased by over 5% in five months to PLN 14,200 per square meter.
In other major cities, including Kraków, prices remain stable despite a slight increase in premium listings, as the scale is too small to significantly impact averages.
