Real estate and land prices are breaking new records in Zakopane

Zakopane is one of the most expensive real estate markets in the country. This is due not only to the tourist popularity of this city but also to the small and still declining supply of land, of which there is less and less in the center of the winter capital of Poland. Developers mainly build apartment buildings with tourists in mind. On the other hand, in nearby areas, such as Poronin or Nowy Targ, prices are much lower and you can still find land for development there.
"Real estate prices in Zakopane are very high, and the trend is constantly growing. The prices of developer apartments are around PLN 30,000 per sqm, land prices in the center of Zakopane are around 5,000 per sqm," Marek Suchodół, analyst of the Institute of Real Estate Market Monitor, real estate broker, said.
For comparison, in typical housing markets, even the most expensive ones, prices are almost three times lower. The data of the National Bank of Poland for the third quarter of 2021 show that the transaction prices of flats in the most expensive of the 17 largest Polish cities Warsaw market amounted to less than PLN 11,000 for 1 sqm. However, these are premises purchased either for permanent housing or for long-term rental. Meanwhile, in Zakopane, apartments (or land for them) are bought for investments and intended for rent to tourists.
Last year, the average price for 1 sqm of tourist apartments on the primary market amounted to approx. PLN 20,000 against PLN 16,000 in 2018. On the secondary market, it is PLN 11,700.
