Warsaw apartment supply grows

Warsaw saw a significant rise in completed apartments in the first half of 2025, according to the Central Statistical Office (GUS). Between January and June, 8,541 apartments were completed in the capital—up 37.5% from the same period last year. Across the Masovian Voivodeship, completions rose 13.3% to 19,879.
Units completed for sale or rent in Warsaw grew by 38% to 8,108. However, new construction starts fell: 7,003 apartments broke ground, down 17.1% year-on-year, with 6,732 earmarked for sale or rent.
Permit activity also declined sharply. Just 6,404 permits or design submissions were filed, marking a 44.7% drop compared to early 2024.
Meanwhile, apartment sizes shrank. The average completed unit measured 55.7 sq m—9.6 sq m smaller than a year earlier. Those intended for sale or rent averaged 50.9 sq m.
