Marek Roefler, CEO of Dantex Holding: atmosphere around development industry is bad

According to Marek Roefler, CEO of Dantex Holding, most foreign developers have withdrawn from Warsaw, spreading the message that investing in Poland means losing money. He criticizes the negative climate around the industry, fueled by media and government hostility, and argues that today’s high apartment prices stem mainly from land costs and bureaucracy, not developers’ margins, which remain around 20%.
Roefler says Warsaw is “paralyzed” by endless regulations and slow procedures. He believes freeing up unused industrial land in districts like Targówek or Wola could ease shortages. Rising land prices are so extreme that developers often profit more from selling plots than building housing, turning land speculation into the most profitable business.
