Rental market keeps on recovering

Rental market keeps on recovering
Source: Otodom

After a decline in the availability of apartments for rent due to the arrival of refugees from Ukraine to Poland, a recovery in the market is visible. According to Otodom data, the number of residential rental offers increased for the first time in three months. Analysts predict that the end of the academic year will bring another increase, but it will not be as big as in previous years, as students may be reluctant to change their place.

In the analyzed period, 3,100 new offers were added, 35 percent more than in April this year, when the number was 2,300. This shows that the supply in the residential rental market is growing, although the number of new offers in this segment is still much lower than a year ago – by nearly 38 percent. Regarding interest, 15 percent more unique users in May this year responded to the rental ad on Otodom than in April.

The most significant increase – from 25 to nearly 30 percent – can be seen in Kraków, Wrocław, Łódź, and Rzeszów, followed by Poznań and Warsaw, where 18 percent more ads were available than in April. It is worth noting that despite the month-on-month increase, we still see a decrease in the number of apartment rental announcements in annual terms. This phenomenon is most visible in Łódź and Kraków, where there are over 70 percent fewer ads, and in Warsaw, Wrocław, and Rzeszów, where there are approx. 60 percent fewer ads.
