Air conditioning, once a luxury, is increasingly viewed as a standard in Poland’s rental market. In June 2025, 15% of rental listings included AC, compared to just 7% in sales offers. Tenants now expect greater comfort, and landlords see AC as a way to attract tenants and reduce vacancy times. While AC-equipped homes are rarer on the sales market, they are significantly more expensive—up to 33% more on the secondary market. Rental units with AC average PLN 5,000/month versus PLN 3,200 without.

Interestingly, prices for non-AC rentals rose faster. Although summer 2025 was cooler than the previous year, demand for air conditioning remains strong, especially in competitive markets like Warsaw.
