Developers lose confidence
Poland's residential property market is shifting in buyers' favor as developers become increasingly cautious about sales prospects and price growth. According to the latest Tabelaofert Developer Sentiment Index, expectations for sales momentum turned negative in June for the first time since November 2024, reflecting slower demand despite earlier hopes that lower interest rates would revive the market. The share of developers expecting stronger sales has fallen sharply since February, while more companies now anticipate weaker performance.
Although most developers are not forecasting broad price cuts, growing housing supply is giving buyers greater negotiating power. Rather than reducing published asking prices, developers are expected to compete through discounts, free parking spaces, more flexible payment schedules and tailored incentives. Analysts say the coming months will test which projects are best aligned with changing buyer demand in an increasingly competitive market.
