WBJ sat down with Marta Karteczka, Head of Serviced Living in Poland, Nelio Concepts, to discuss the company’s brand vision and the challenges of positioning their innovative co-living concept in the Polish hospitality market.

WBJ: With Noli set to open in Mokotów, Warsaw, on November 1, could you provide any insight into the specific research you've conducted to validate the demand for this unique living concept among potential customers?


Marta Karteczka: The initial research on this living concept was done in Finland, where Noli Studios originated. Extensive market research through focus group interviews was done during concept development to understand how to meet and exceed customer expectations regarding services and the physical product.


Following the launch, Noli Studios continued its research with further focus group studies of existing and potential customers, which have been carried out regularly. The concept has been refined with every new launch, and in Finland, the sixth site is set to welcome Guests and travelers in the beginning of October.


As part of the market entry to Poland, we carefully studied the dynamics of both the hospitality and PRS markets. While the core elements of the concept originated in Finland, they have been tailored to meet the requirements of the Polish market and local legislation.


An extensive focus group study was also carried out in Poland to validate the market fit further. Just as in Finland, the concept will continue to be developed and refined with the launch of every new site in Poland.




How does your offer align with current market trends and the growing demand for flexible and convenient hotel/residential options that meet the needs of travelers and professionals working in different locations for a set period?


Customers can choose between two options depending on how long they plan to stay. The flexible stay agreement is valid for one month and lasts for the time determined by the Guest. A short stay can be compared to booking in a traditional hotel. 


Our concept is an excellent offer for young, urban professionals who are looking for flexibility, convenience and a place to call home until life takes them to the next chapter, professionals looking for the best options in welcoming locations with a sense of community, as well as people who often change their place of residence due to their work, are on business trips, etc. It is also a unique option for all those who, due to their personal situation, e.g., renovation or life changes, need accommodation in another place for some time.


On the Polish market, Noli Studios flexibility is truly unique, offering the possibility of booking for a month or two, except for hotels, where the costs are disproportionately higher and without "home" amenities such as a fully equipped kitchenette.


To adapt to the realities of a dynamically changing world, Noli Studios has simplified the process of search and accommodation so that it does not require excessive planning or additional deposits. These solutions are ideal for people looking for a comfortable place to spend a selected period – not only travelers but all those for whom moving and living in different areas is part of their lifestyle, education, or work.




Could you provide more details about Noli Mokotow's unique features and the advantages that make it an ideal choice for corporate travelers? What sets this location apart and caters to the needs of this specific group?


We were guided by the idea of changing the world for the better and the assumption that in the realities of a constantly evolving existence, it is worth opening up to meeting customer needs in a new innovative way. 


Noli Mokotow offers an unbeatable proposition for corporate travelers seeking a comfortable stay in the heart of Warsaw. The Mokotów district is ideal for professionals looking to balance work and leisure. Our studios with kitchenettes can be rented either fully or lightly furnished to cater to both short and mid-length stays, ensuring our Guests have all the comforts of home while on the road. 


We seek to provide living spaces that are 'comfortable like a hotel, good like home.' Our studios include furnishing, cutlery, and cleaning. Every studio also has a balcony and access to a well-equipped gym. Breakfast can be ordered via an app, and will be delivered to the co-living area. There are co-working areas that include meeting rooms and private phone booths. With 81 parking spaces, including electric car charging stations, and proximity to the city transport network, transportation is hassle-free. 


But Noli Mokotow won't just be a place to stay; it will be a vibrant community. In our Helsinki locations, we offer our Guests a range of social events according to a set schedule and private events on request. We have organized stand-up comedy shows, movie nights, board game nights, and even a Eurovision watch party. 


In all our locations, our hosts are available on-site from 08:00 to 22:00 and are always ready to help make our Guests' stay exceptional. Plus, we offer 24/7 surveillance and security; the entire building is monitored, and access is restricted to our Guests only.




Co-living and co-working trends have been on the rise in recent years. Can you share your experiences and success stories from other markets where you've implemented similar concepts? How have these trends translated into real-world results for your projects?


Five sites have already launched and are fully operational in Helsinki, Finland, and the sixth one is opening on October 1. The success of these sites has given us exceptional proof of concept.

Everyone is welcome! And pets are our beloved Guests! We do not provide any special amenities for furry friends, but we know how unique it is on the Warsaw rental market to rent a studio or flat when you have a pet. 


Noli Mokotow is ready to welcome our new residents with engaging activities that will foster a sense of community. As in other Noli locations, our team is prepared to organize various activities for our Guests, including viewing parties, speed friend events, social events, mixers, quiz nights, and crafting activities.
