In 2025, five companies owned by businessman Artur Kozieja, a prominent hotelier, entered restructuring due to growing debts, particularly to apartment owners in his two condo hotels: Lake Hill Mazury Resort & Spa in Ostróda and Lake Hill Karkonosze Resort & Spa in Sosnówka. Debts of about PLN 4 million per hotel resulted from rental payment delays, partly due to rising costs from inflation-linked rent adjustments (+27% in two years) outpacing hotel service revenues.
Kozieja proposed reducing rents and restructuring payment terms, but apartment owners resisted, citing unmet profit guarantees of 8% annually. Legal disputes emerged, with demands for independent audits and collateral for outstanding payments. Kozieja aims to resolve agreements by February 2025 amid scrutiny of financial practices, loans, and asset management within his companies.
