In 2024, Ghelamco, a commercial real estate developer in Poland, achieved significant milestones across multiple sectors. One of its most notable achievements was the record-breaking €280 million sale of Warsaw UNIT, a state-of-the-art, eco-friendly office tower standing 202 meters tall with 60,000 square meters of rentable space. This deal marked the largest office transaction in Europe in 2024 and signaled a resurgence of investor appetite for premium ESG-compliant assets in prime locations.
Ghelamco also signed Poland's largest office lease since 2022, with Santander Bank Polska securing 24,500 square meters in the under-construction office tower, The Bridge, along with a rooftop terrace. The French Institute in Poland also chose The Bridge, leasing 1,300 square meters in its restored historic building. The project is slated for completion in 2025.
In June, Ghelamco completed the VIBE office building in Warsaw, its first project featuring a custom audio identity by composer Wojciech Urbański. Despite its smaller scale, VIBE achieved full occupancy prior to its opening and won five prestigious awards, including the Eurobuild Awards and Złoty Kompas.
Residential projects also flourished. The third phase of Groen Konstancin saw 70% of units sold, following the success of earlier phases. Ghelamco also advanced its Bliskie Piaseczno project, selling over 70% of its 140 units.
For 2025, Ghelamco plans further expansion, with new residential and commercial projects in Warsaw and beyond. These include Nova Marina Gdynia, a mixed-use waterfront development, and The Suite Grzybowska 73, a premium residential project in Warsaw. The company is also set to begin the second phase of its VIBE complex.
Ghelamco’s strategy emphasizes diversification into smaller-scale, premium projects to maintain growth while reducing dependency on flagship investments. This approach positions the company for continued success in Poland’s dynamic real estate market.
