Interest in single-family homes beginning to grow after months of slowdown
Interest in single-family homes in Poland has begun to rise again after months of slowdown, according to data from Nieruchomosci-online.pl, which shows that contacts with sellers in Q3 2025 were about 15% higher than in Q2. However, high purchase and construction costs continue to limit buyers’ aspirations, pushing demand toward smaller homes on city outskirts. Lower interest rates improved sentiment, but large, expensive houses remain harder to sell. Rising land prices and still-elevated building costs mean many buyers choose smaller projects of 90–110 m² to reduce expenses.
Experts predict the market will stabilize in the coming months, with most agents expecting either stable prices or only slight changes, depending on location and economic conditions.
