More and more investors interested in dormitories

Poland’s private dormitory market is still in its early stages but gaining momentum, says Tomasz Dąbrowski, Managing Director of Zeitgeist Asset Management in Poland. Students prefer central locations close to universities, friends, and entertainment, making downtown properties highly competitive and expensive. Although dormitories are seen as resilient assets unaffected by business cycles, the sector remains niche due to its young age and limited scale. A major barrier to entry is the market’s size and lack of benchmark transactions, leaving returns uncertain.
Additionally, geopolitical risks beyond Poland’s eastern border discourage foreign, especially overseas, investors. Zeitgeist manages student facilities in Warsaw and Kraków, some offering a hybrid model combining student housing with short- and long-term rentals to reduce vacancy risk.
