The boom in retail parks across Poland is expected to last until 2026–2027, after which the market may become saturated, warns Ewa Bobkowska, founder and vice president of P.A. Nova. She notes early signs of cannibalization in smaller cities where too many similar projects are being built. While shopping malls are mostly limited to expansions or renovations, retail parks continue to grow rapidly, particularly in towns of 20,000–50,000 residents.

To diversify, P.A. Nova is partnering with DIY chains such as Castorama and Leroy Merlin, which are developing smaller-format stores for mid-sized cities. The company is currently investing PLN 121.4 million in new retail parks in Nysa, Dzierżoniów, Biała Podlaska, and Pyskowice.
