Poland’s warehouse market is entering a phase of stable, organic growth after several turbulent years, according to Marek Dobrzycki, partner at Panattoni. Tenant activity has become more cautious, yet transactions are still being completed, and compared to Western Europe, Poland remains attractive. A key driver now is capital: regional investors from Central Europe are becoming more active, while lower U.S. interest rates could draw American funds into the sector. This renewed inflow of capital may accelerate further development.

Looking ahead, data centers are expected to emerge as a major investment segment, following trends in Western Europe, and could dominate Poland’s market within the next two to five years.
