Poland ranks among the EU countries with the most unmet housing needs. According to the latest Eurostat data, two-thirds of individuals aged 18-34 live with their parents. This percentage has been increasing year by year, with only Croatia, Italy, Portugal, and Slovakia reporting higher rates. Investors are closely monitoring this trend, with 28 percent expressing interest in investing in the housing sector. A report by CBRE titled “Conversions – When the Current Function Is No Longer Sufficient” indicates that the primary obstacle is the low availability of land. Transforming existing buildings into residential properties could be a viable solution, benefiting the environment and reducing urban sprawl.

The percentage of so-called "nesters," or individuals aged 18-34 living with their parents or dependent on them, is nearly half in the European Union, according to Eurostat data for 2023. Poland significantly exceeds the average in this regard, with 67 percent of young adults remaining financially dependent on their parents. Higher figures are only noted in Croatia (77 percent) and Slovakia (69 percent), with Portugal and Italy both at 68 percent.

“The high percentage of young people living with their parents in Poland highlights the potential for the housing market's development. Just five years ago, less than 60% of individuals aged 18-34 lived in their family homes, and now it’s two-thirds. The percentage increases every year, primarily due to rising apartment prices and low land availability, especially in central city locations, which limits new investments,” Marta Abratowska, Co-head of Living - Capital Markets Poland at CBRE, said.
