The premium and luxury housing market grew 6.7% year-on-year in 2024, reaching PLN 3.5 billion. Smart residences with app- or voice-controlled systems, biometric locks, AI monitoring, and automated energy management are becoming standard. Eco-conscious buyers increasingly seek passive houses with solar panels, energy storage, and natural or recycled materials.

Privacy and security are key, with rising interest in gated communities and discreet apartments in prime locations. Location and bespoke design remain decisive factors. Investors are also exploring new models, including office-to-residential conversions and potential REIT-driven opportunities.
