Housing market shows surprising surge in activity

In July 2025, Poland’s housing market showed exceptional activity. Sales of new apartments in the seven largest cities rose 32% m/m and 59% y/y, with over 4,000 units sold. Developers launched 4,300 apartments in 105 new projects, raising total supply to a record 63,000 units, 21% higher y/y. Warsaw led with 1,300 sales, while Łódź and Katowice saw strong absorption, and Wrocław had the largest inventory at 9,300 units.
The secondary market also revived: responses to listings increased 14% to 87,000, though new listings fell 5% y/y, as some owners delayed selling, expecting lower interest rates. Prices remained mostly stable, with small monthly rises in Warsaw, Wrocław, and Trójmiasto, and annual growth strongest in Katowice (+5%) and Poznań (+2%).
