Sector that drove office market in regional cities has stopped
For nearly 30 years, the business services sector in Poland (BPO, SSC, GBS, IT, R&D, CX) grew rapidly, strongly occupying office spaces. Today, its prosperity is fading as competitiveness declines and new investors rarely enter the market. Many companies are reducing leased office space, and some offices remain half-empty but still costly due to long-term contracts. To justify their existence, firms increasingly push employees to return on-site, arguing that lower office use threatens jobs — especially since remote roles can be easily moved to cheaper regions like India or Southeast Asia.
Job insecurity in major hubs like Kraków is rising, with reports of planned layoffs. To stay competitive, Polish centers must shift toward higher-value, R&D-focused services.
