As of Q1 2025, Poland’s modern warehouse and industrial space exceeded 35 million m², with Lower Silesia surpassing Central Poland to become the third-largest regional market. However, vacancies hit a record 3 million m², and developer activity has slowed to its lowest level since 2019, with under 1.4 million m² under construction—mostly in Mazovia. Leasing activity reached 1.11 million m², but over half were renegotiations.

New leases accounted for 36%, and short-term deals also rose. Despite slowing development, rents remain stable, especially in top locations like Warsaw and Silesia. Tenants continue to favor sustainable, energy-efficient warehouses, while demand in 2025 is expected to exceed 5 million m².
