Regional office markets in Poland are shifting, with Poznań and Kraków now accounting for over 75% of all office space under construction outside Warsaw. Total space under development has fallen to about 166,000 sq m, down both q/q and y/y, while new supply in 2026 is expected to stay below 100,000 sq m, one of the lowest levels in two decades.

Developers are focusing on smaller projects, and large office spaces are becoming scarce. Tenant demand slowed in early 2026, with leasing activity down sharply, although the market remains stable overall. Vacancy rates are still relatively high at 17.4%, slightly up q/q but down y/y, and may decline as limited new supply meets steady demand. The shortage of large, high-quality offices is likely to push prime rents higher in the coming quarters.
