Offices give way to housing

Two developers plan to replace six office buildings in Warsaw’s “Mordor” district with residential projects that could house over 1,000 people, according to urbanity.pl. The area, bounded by Wynalazek, Postępu, Marynarska and Cybernetyki streets, is set for major change.
One project, using the lex developer law, would replace existing offices with four eight- and nine-story blocks offering 529 apartments, nearly 800 parking spaces, and a kindergarten. A second scheme at 12 Postępu Street will also apply lex developer rules. That investor must deliver community benefits, including a library, two public squares, and renovation of Kolady Street. Public consultations are planned for September.
Despite these demolitions, Warsaw’s office market remains stable. At the end of Q2 2025, the city had 6.24 million sq m of office space, with a vacancy rate of 10.8% and demand close to last year’s levels.
