In the second quarter of 2024, developers sold 9,800 apartments in six major Polish cities—Warsaw, Krakow, Wroclaw, Tri-City, Poznan, and Lodz—a drop of 11% from the previous quarter, according to JLL. The biggest declines were in Krakow (27%) and Warsaw (19%), while Poznan and Lodz saw smaller decreases (10% and 7%, respectively). Tri-City saw stable sales.
New listings increased by 8.5% to nearly 15,300 units, causing the total available stock to rise by over 14% to 48,400 apartments. Prices of unsold apartments rose the most in Warsaw (4.9%) and Lodz (4.6%), with minimal increases in Wroclaw (0.5%). Over the past year, Warsaw saw a 20.1% price increase, while Lodz saw an 18% rise.
