Syrena Real Estate acquires Zaułek Piękna in Warsaw

Syrena Real Estate, a Polish commercial real estate investment firm, has acquired the Zaułek Piękna office building in Warsaw’s central Śródmieście district from Manova Partners. The transaction, co-financed by mBank, reflects Syrena’s strategic focus on revitalizing prime urban properties. Zaułek Piękna, offering over 8,100 sqm of office space and around 700 sqm of retail and service units, will undergo extensive modernization to transform it into a state-of-the-art, energy-efficient landmark.
The building’s current tenants include Mazars—occupying more than 20% of the space—along with OC&C Strategy Consultants, LivUp (active in the PRS sector), and Fidea. Syrena aims to reposition Zaułek Piękna as one of Warsaw’s most desirable office addresses, aligning with changing market dynamics that favor centrally located, high-quality assets amid limited new supply and rising development costs.
According to Syrena founder Witold Zatoński Kotomski, the renovation is expected to catalyze broader revitalization in the surrounding area. The project continues Syrena’s successful track record of transforming existing office buildings, following their recent completions of the HOP project on Chmielna Street and the Diuna complex in Mokotów.
This acquisition is also a part of Syrena’s broader green transformation strategy. As emphasized by CFO Mariusz Napiórkowski, the firm aims for the redeveloped Zaułek Piękna to meet top energy-efficiency standards, reduce operational costs, and lower its carbon footprint. The goal is to blend architectural prestige with sustainability and innovation.
