Poland’s warehouse market recorded its third best year on record in 2025, with total demand reaching 6.6 million square meters, according to CBRE. This placed Poland second in Europe for net take up, behind Germany. Strong leasing activity in the fourth quarter supported the result. At the same time, new supply remained limited, with space under construction below 2 million square meters for seven consecutive quarters, the lowest level in eight years.

Vacancy rates fell to 7.4% and are expected to decline further as available space shrinks. Most demand came from lease renewals and large logistics and retail tenants, particularly in the Mazowieckie region and Upper Silesia.
