Demographic decline is emerging as a major threat to Poland’s commercial real estate market, according to Rafal Sonik. Fewer people will mean lower demand for retail, logistics, offices, and services, as well as a shrinking labor market.

The impact will be uneven, with smaller cities expected to suffer first as younger populations move to larger urban areas. Experts stress that a strong economy, automation, and technological investment are essential to offset workforce shortages.

At the same time, demographic changes may reshape the market, boosting demand for rental housing, student accommodation, and senior living. Overall, the sector must adapt to long-term population decline and changing social needs.
