Finnish developer YIT has plans for apartments, PRS and transformation of old office buildings
YIT plans to increase annual apartment sales in Poland to around 1,000 units within three years, while expanding strongly in the private rental sector (PRS). The developer currently has more than 500 apartments on sale and will launch another 400 units in mid-2026, including new projects in Warsaw, Gdańsk, and Kraków.
YIT has secured land in Warsaw, Kraków, and Gdańsk for around 1,000 PRS apartments and says institutional investors increasingly prefer high-quality residential projects over quasi-hotel concepts. The company also sees major potential in redeveloping outdated office buildings in Warsaw’s Służewiec business district, known as “Mordor,” into housing projects as the area shifts from offices toward mixed-use urban development.
In addition, YIT is developing a new business line focused on shelters and dual-use protective infrastructure in cooperation with Finnish company Verona Shelters. The developer believes demand for apartments with built-in shelters is growing amid rising geopolitical tensions.
