Fuzja is a flagship investment of the Echo-Archicom Group carried out in the very heart of Łódź on the site of Karol Scheibler’s former factory complex. This mixed-use project covers 8 hectares and is surrounded by historic buildings that are being given new functions – cultural, entertainment, gastronomic, retail, service, and residential – as well as modern office space, a city square (Anna’s Gardens), and open green public areas. Łódź’s Fuzja has won two of the most prestigious awards in the global real estate market: the MIPIM Awards 2025 in the category Best Urban Regeneration Project and the Special Jury Award. The southern part of Fuzja is already full of life, while in the northern section of the complex, revitalization works on additional historic buildings are still underway.




Fuzja is a unique mixed-use investment carried out in the center of Łódź, Poland on the site of the former factory. It transforms the city’s industrial core into a “15-minute city.” Inspired by urbanist Carlos Moreno, it’s a space where housing, work, and culture harmonize with green public areas, making life accessible, sustainable, and connected. Transforming the historic textile district into a vibrant neighborhood, Fuzja spans 8 hectares, with 90,000 sqm dedicated to residential, commercial, and cultural spaces. Featuring 22 buildings, including 15 restored heritage structures, Fuzja embodies the concept of a true destination– where life’s essentials are within reach. 
Fuzja is being carried out with care and responsibility for city development and the environment. Its entire design supports the sustainable growth of this part of Łódź. Fuzja’s characteristic feature is maintaining balance between buildings and thoughtfully arranged greenery, which make up 35% of the common area. The project is designed with pedestrians and cyclists as the main focus, while car traffic has been moved off the main area. Fuzja respects the historical character of the place and renovation work is done through a preservative revitalization method. New facilities in the former factory area are built with high-quality ecological materials using existing structures. Thanks to well-selected greenery, rainwater is retained by natural solutions, for example, rain gardens, instead of standard infrastructure. On Fuzja’s premises, 15 trees have been preserved and new ones are gradually being planted (a total of 95 trees). The commercial buildings are BREEAM certified with an Excellent score.



Fuzja is multifunctional and open to everyone. It was designed with people and their needs in mind. It gives priority to pedestrians and cyclists, without forgetting about motorists. Users of the complex, city residents, and tourists can take advantage of free events organized in Fuzja: cultural, musical, educational, sports, and entertainment events for everyone, film screenings, theater performances, outdoor yoga, local artists' markets, and culinary meetings organized in the former interior of the factory complex. Fuzja also hosts family games and activities, as well as intergenerational dances and concerts. The green space of Fuzja – Anna's Gardens is a unique meeting place for all Łódź residents, tourists and Fuzja residents, where there is always something going on. Fuzja is also a culinary experience – the first concepts of popular chains of restaurants and cafés in Łódź, as well as shops and service premises, were created in the complex.
Fuzja's huge success is the rapid sale of nearly 600 apartments within the complex’s newly constructed buildings. These units sold out in a few months. Currently, the sale of loft apartments is ongoing and remains at around 40%. Two office buildings have been fully leased by the Fujitsu Poland Global Delivery Center team from Łódź, and then acquired by the KGAL Group. The investor bought a total of three buildings and the transaction totaled almost EUR 58 million. New service points and catering concepts have also opened in Fuzja, both in historic buildings and new facilities. The investor has currently signed further lease agreements with major brands for space in historic and newly built facilities.
