Housing market changing directions as people migrate to suburbs
Poland’s housing market is entering a new phase, with subsidies and government incentives losing importance as suburbanization, smaller regional markets and new technologies gain influence. According to JLL experts, high apartment prices in city centers, hybrid work and better transport links are pushing buyers toward satellite towns, where they can get more space and access to green areas. Regional cities such as Szczecin, Bydgoszcz, Rzeszów and Lublin are also growing, with buyers focused more on living needs than investment.
Experts say mortgage subsidies are unlikely to return, as they can distort the market. Longer-term tax relief, savings programs and policies that increase housing supply are seen as safer ways to improve affordability.
