February brought a major shift in Poland’s housing market. Developers introduced about 1,500 new apartments, 58% fewer month to month, while sales reached 4,300 units, up 13% m/m and 21% y/y. As a result, supply on the seven largest urban markets fell below 60,000 apartments, according to Otodom Analytics.

Despite the smaller supply, buyer demand remained strong, leading to a sharp gap between new listings and sales. Price changes were moderate, ranging from -1.3% in Katowice to +0.8% in Warsaw and Poznań, while Kraków recorded stable prices. Analysts say the market remains in a tense balance between supply and demand, as overall inventory continues to decline but prices have not yet shown major shifts across most major cities.
