Morten Lindholm, Editor-in-Chief sits down with Andrzej Świder to talk about BPI Real Estate Poland’s latest investment in Warsaw.

WBJ: Chmielna Duo is located in the very center of Warsaw. What were some of the key considerations in selecting central Warsaw, and how does the project integrate into the surrounding environment?

Andrzej Świder: Chmielna Duo’s location was carefully considered, leveraging the unique opportunities offered by the area. This particular site sits at the intersection of both a vibrant, energetic urban area, and the quiet appeal of residential living. While the location is key, benefiting from proximity to major landmarks such as the iconic Varso Tower, it remains surprisingly insulated from the city’s noise and traffic thanks to the buffers of the surrounding buildings.
Historically, the plot was fragmented among multiple cooperatives and was largely underutilized as parking. We saw its potential and transformed what was once an unremarkable space into a premium residential development. Chmielna Duo is not only situated in the heart of Warsaw but also within a neighborhood undergoing significant renewal, aligning with the city’s broader urban transformation.

We also want to enhance integration within the area. The project introduces a pedestrian passage that connects Chmielna and Złota streets, creating an open, public space that fosters accessibility and community. This passage, along with retail units and greenery, contributes to a functional, people-centered design. Our vision aligns with the "15-minute city" concept, offering residents the convenience of living, working, and socializing within walking distance—without the need of a car. Chmielna Duo is a blend of urban vibrancy and residential comfort.

How does Chmielna Duo reflect current trends in the Polish real estate market, particularly in terms of consumer preferences for premium urban living?

The project’s emphasis on location highlights a key trend: the demand for proximity to central hubs like the Central Station. Convenience and accessibility are paramount. This makes the development appealing to individuals looking for a place in the capital, as well as for investors drawn to its location.

We balanced premium quality with affordability by selecting durable, sustainable materials such as ventilated facades with fiber cement plates, triple-glazed wooden windows, and copper-colored elements. These high quality design choices reflect a preference for timeless design over fleeting trends. Chmielna Duo has 243 apartments, including reception, concierge services and security. There’s a mixture of apartment sizes, including smaller units for individuals, or investors, and larger apartments with terraces for residents seeking luxury at a reasonable price.
So far, buyers include a mixture of Polish and international clients, which reflects the area's broad appeal. 

What unique design elements, amenities, and sustainable features have been incorporated to enhance the living experience for residents?

We were able to achieve a “Very Good” BREEAM certification, validating our eco-conscious design and efficient resource use. Some of our sustainable features include the use of "green concrete," which has a lower carbon footprint for the entire structure, as well as a rainwater collection system for garden irrigation on the rooftop terrace.
Because of its central location, and having learned from previous experiences, we also designed the area to be bike-friendly, including storage spaces, external racks, and a bike wash and service station. This all aligns with the project's promise of providing a location close to Warsaw's extensive network of bike paths.

Chmielna Duo features a communal rooftop garden. It’s accessible to all residents, and offers a panoramic view of Warsaw while creating a sense of community. This rooftop includes greenery, trees, and shaded areas with pergolas. Residents can relax and enjoy the modern, urban aesthetic. 

By using high-quality materials we ensure durability and energy efficiency, which lowers monthly costs for residents. These elements not only enhance comfort but also help maintain the long-term value of the investment, reflecting Chmielna Duo’s focus on sustainability and practicality.

How do the sustainable development principles and certifications used in the project add to its value and appeal for environmentally conscious buyers?

The sustainable development principles and certifications enhance its value and appeal, especially for environmentally conscious buyers. It’s not enough to apply minimum standards, we designed well-insulated walls and high-quality, triple glazed windows. We carefully selected our partners and subcontractors, prioritizing ecological, sustainable, and ethical practices to ensure the highest standards of ESG delivery in the project. 

The project's BREEAM certification adds to the projects ecological credentials, making it much easier to secure financing while boosting its appeal to sustainability-focused buyers. By combining energy efficiency, cost-effectiveness, and environmental responsibility, the project offers a compelling option for individuals seeking a modern, green lifestyle.

In the context of premium real estate, how do central location, sustainability, and design innovation influence buyer decisions and pricing (investment) in today’s market?

When we decide on a new project we always look for location with access to public transport. Central locations, such as those aligned with the concept of the “15-minute city,” appeal to buyers by offering proximity to key amenities and reducing dependency on private transportation, a factor increasingly valued in urban areas. As cities prioritize pedestrian-friendly infrastructure and reduce car accessibility, properties in prime areas experience increased demand and enhanced investment value.

Sustainability is a major draw for buyers who prioritize eco-friendly solutions and energy efficiency. High standards in design and construction also impact pricing by ensuring alignment with the local environment and elevating perceived value. Buyers in this segment often value quality and convenience over price, making premium, well-located, thoughtfully designed properties highly desirable and resilient, even in challenging market conditions.
