Companies expand office space

Nearly one in five companies in Poland (18.2%) plan to increase office space, while just 12.7% expect reductions—significantly more optimistic than the global average, where 32% of firms foresee downsizing. These findings come from Cushman & Wakefield, CoreNet Global, and Antal's Business Environment Assessment Study (BEAS). Around 45% of Polish firms intend to maintain current space.
In 2024, the average office lease in Poland was 1,100 m²—up 9% from 2022–23, though still below pre-2020 levels. Lease sizes are also becoming more consistent across Warsaw and regional cities.
Cushman & Wakefield’s Joanna Szczepańska notes that occupancy varies widely—even among firms with similar hybrid policies—highlighting the need for tailored, interdisciplinary planning. Globally, 85% of tenants now expect better office amenities, and 46% are willing to pay more. The report reflects input from real estate heads at firms employing 8.1 million people and leasing 32 million m² worldwide.
